Rental Policies

We require a two night minimum with the exception of holiday periods as follows:

Five Night Minimum for the December Holidays through New Years
Three Night Minimum for MLK and President's Week Holidays

Check In/Check Out
Unless otherwise noted, check in time for all properties is 4:00 pm. Check out is by 10:00 am. If you would like an early check in or late check out, please make a request to your agent at the time of booking. We do our best to accommodate requests whenever possible. Late departure may result in charges of additional rent.

Return Keys
Return keys to Red Barn Realty of Vermont at 1878 Mountain Road, Stowe, in person or to the late arrivals box.

Cancellation Policy

Cancellations 60 days prior to arrival are refundable less a 15% service charge. Within 60 days of arrival, no refunds will be issued under any circumstances unless the property is re-rented.

In the event Stowe Red Barn Realty is able to re-rent the Property to another renter for the same or more rental payment, then Stowe Red Barn Realty will return to the original renter the security deposit and all payments made by the Renter, less the 15% cancellation fee and any expenses incurred by Stowe Red Barn Realty in re-renting the Property. Renter acknowledges and confirms that these remedies are reasonable liquidated damages for Renter's failure to carry out Renter's responsibilities under the rental agreement.

Property Descriptions
We make every effort to ensure accurate descriptions of the homes we represent. We cannot, however, be responsible for typographical erros or changes made by owners in furnishings or equipment. If a tenant does not personally inspect the premises prior to signing their lease, they agree to accept the rental property as is, provided it meets the basic standards of Habitability under VT law. The tenant will not be entitled to a refund and will have no recourse against the agent or Stowe Red Barn Realty if the property does not meet their expectations.

Rental Property Cleaning Policy
All of our properties have mandatory cleaning by our professional cleaning staff after each check out. The tenant will pay the predetermined cleaning fee, as stated in the lease.
Stowe Red Barn Realty staff inspects every property before and after each tenant. Tenants are required to report any unintentional damage within 24 hours in order to be covered under the Damage Waiver program.

Damage Waiver Policy
Guests are required to submit a non-refundable fee of $45 that relieves guests of the cost for all unintentional and incidental damage to the rental property and its contents, not to exceed $1,500.00 The Damage Waiver does not cover intentional damage, theft, excessive cleaning or any damage or flea infestation caused by a pet.

All of our rental homes are NON-SMOKING; smoking is not permitted. If there is evidence that smoking has occurred inside a non-smoking rental property you will be charged additional cleaning and ionization fee - THIS IS A VERY SERIOUS OFFENSE AND OUR POLICY IS STRICTLY ENFORCED.

Most rental homes do not allow pets. The owner may still have had a cat or dog in residence. We can make no guarantee for an allergen-free home.

If a homeowner does permit pets, the tenant is responisble for cleaning the area around the Rental Property of all pet excretions in addition to removing pet hair from inside the Rental Property and its furnishings prior to departure. In the event that additional cleaning, laundering services or material damage are required due to the pet, Stowe Red Barn Realty will bill the tenant or the tenant's credit card on file. The Damage Waiver does not cover any damage or flea infestation caused by a pet. Any undeclared pet found in or about a "not pet" home is grounds for immediate eviction and forfeiture of all monies paid, and will result in a monetary penalty of no less than $250.00.
